This is the most difficult part of our work with you – making clear what exactly you are interested in, what you would like to have, what is your motivation to buy a realty in Spain (investment, ownership), what is your dream. As soon as we are clear about that, whether we discuss it on the phone, or writting or face to face, we will be able to make you an offer tailored for you personally or we can recommend you the specific properties.
What we reccomend is persnal tour of chosen realties in Spain. We can arrange or help you to arrange all needed – to have a nice, smooth visit, without useless stress, complications. We can advise with air transport, accomodation according to your preferencies, we can guide you, where to rent a vehicle to be free enough with the possibility to have a look wherever you want. We will go through the tours according your choice with you and eventually according our reccomendations. You will be ensured by all care from us – translation service, planning the tours, explanation of the rules and laws and requirements from individual promoters (developers) and we also guide you to your chosen places or we will explain you local customs. We are used to playing with open cards – so we say openly that this part is certainly paid for. Honestly, we are not the travel agency. You pay everything – plane tickets, accomodation, time of your chosen guide. But in return for that we can promise you that we will be there for you during your whole stay…
1. The most difficult part you have just done – you know what you want, you have chosen from our website database or you have chosen the property after guided personal visit.
2. At this moment, the easier part for you, is following. Singning a reservation contract at the chosen seller (promoter – developer) follows. This contract including all the other documents we certainly translate into your chosen language. The first payment of the reservation fee is a part of it. This fee differs according to the promoter, what conditions he has, the amount ranges from 6000 euros to 20000 euros according to the price of the chosen property. You can reserve it via reservation process and this property will be just for you.
3. The previous step also includes other predesquisites, which you, as our client, don´t see – before the payment of the reservation we will check all the possible predesqusites – location, possibility to buy the property as an investment or only for own purpose (can you rent the property in the chosen location? Not all locations are the realties possible to rent), debt burden (just to make sure), repeated check of the developer (certainty is certainty, althought we have already checked the develepers maximally), construction of the property, we will do a complete check at the land registry, townhall, at the assosiation of owners, suppliers and other subjects to make sure, what is the legal capacity of the owner, if there are any financial commitments concerning the property, or any other restrictions impeding the process of sale without any problems. These are the steps, which are hidden, but they are intergral part of the whole process.
4. The exact definition of the installments in the followning months is a part of the reservation contract. Their amount and the frequency is established by the individual seller (promoter – developer). We will follow their definition and we will watch everything to make sure that all from their side works to all sides satisfaction – not only from the part of the seller (promoter – developer), but also from you part.
5. Now, there will be a more difficult process, which you will notice only a little – why? Because we will arrange everything for you.
6. When you want to purchase a property in Spain, you – personally, or together with a family, husband, your mother-in-law or friends, you will neeed to arrange a so called N.I.E. (Número de identidat de Extranjero). When you don´t have N.I. E. you havn´t been to Spain at all. It is your identification number for communication with the offices and authorities, it is issued by the Foreigner Police (Oficina de Extranjería). Arranging this document can usually take several weeks, but when there is a heavy season it can take two months. We are able to shortern the time thanks to our contacts. We will need to have a valid passport or identification card and a passport photo from your side.
7. Then we will help you to open a Spanish bank account, which is a compulsory part of the purchase and it serves to pay the needed taxes and fees. It will be necessary to submit your valid passport or identification card, tax return form, work contract with the payslip and a document confirming the place of your residence for example confirmation about paying the enrgies, bank statement and so on. The bank can also ask for the proof of origin of the money in future for example – bank statement. It sounds quite difficult, but we are able to help you with everything.
8. When the payments are made, realty will be one hundred percent proved, N.I.E. will be ready, bank acount, and everything done according the agreement, the contract of sale will be signed at the lawyer and with the presence of the interpreter. After singning and the payments you become an offcial owner of the property in Spain, you will take over the keys from the property and it is simply YOURS.
9. After all these procedures the registering will be done in the the land register. Be careful – the registration will take several weeks.
10. As long as you are interested or you just don´t want to deal with it, we will arrange other useful steps for you – we will rewrite the contracts from the supliers of the media (energies, internet, gas and so on.). we will help you to set the needed cashings in you account, we can also help you to insure your property adequadelly.
11. Everything will be finished approximately after three months from signing the conract of purchase, it will be overwritten, concluded and you can use your property according to your own wishes – it is simply all Yours.
